Congratulations on your new home! We know that you still may have questions around seasonal items and things that have yet to be completed. Here you will find information about what to expect in the first season.

General FAQ

  • Driveways, sidewalks, rough grading, final grading, landscaping, exterior painting/touch-ups are all seasonal dependent items.

  • Usually if your construction completion is scheduled between late September to mid-May 

    1. Parging 
    2. Rough grading and approval 
    3. Final grading and final grade certificate from a land surveyor
      (within 1 year of Rough grade approval) 
    4. Municipal inspection to approve the final grade certificate 
    5. Landscaping including sod, trees, and shrubs 
    • After completed landscaping, submit a copy of the final grade certificate and the municipality’s approval letter to lotgrading@cantiro.ca to request a final architectural inspection from the developer to ensure that their guidelines were met.  
    • Upon Developer approval, if a deposit was provided, a cheque request will be submitted, and you should receive your refund cheque in the mail within a few weeks. 

Front Steps

  • Temporary stairs have been placed at the front entrance and will stay in place until the concrete is poured. They will be removed while the concrete work is being carried out and afterward, permanent stairs will be installed. If you require any changes to be made to the temporary stairs/metal walkways, please contact our Seasonal Department.

     

Parging

  • Parging is the textured cement application on the exposed concrete foundation (below the siding) around the house. The parging process can begin anytime during the year, with the executives working section-by-section until the work is complete. Remember that there needs to be access to your water pipe for the crew to tidy up the ground before implementing the parging, mix their elements and afterwards, clean up the area.

Driveways and Sidewalks

  • Driveway timing is based on site conditions (existing frost in the ground, melting snow, rain, etc.) and your date of possession (Fall/Winter/Spring).

    Concrete work will begin once all frost has melted from the ground and the area is dry; having little snow does not automatically mean that it is ready for the construction. In order to complete all of the job backlog more efficiently, crews must work on one subdivision at a time. We thank you for your understanding during this area-by-area procedure and apologise for any delays that could potentially occur due to any unexpected rain or conditions.

  • Due to the fact that cities and municipalities use products on public roads that can affect your exterior concrete surfaces Cantiro Homes HIGHLY recommends sealing your driveway and garage floor.

    It is recommended that this be resealed every second year. 

  • Some minor hairline cracks are inevitable due to climate. 

Rough Grading

  • Rough grading involves backfilling the area around a foundation with clay and creating proper grading elevations and surface water drainage patterns to direct water away from a house. 

  • Rough grade timing is based on site conditions (existing frost in the ground, melting snow, rain, etc.) and your date of possession (Fall/Winter/Spring). We will contact you with more information when your timing is confirmed.

    For rough grading to be completed, all necessary concrete work (driveway and sidewalks) must first be poured and fully cured.  

  • Please refrain from completing any exterior work (i.e. decks, landscaping, fencing, shed, and/or garage construction) until you have received rough grade approval.

    Construction of these items prior to receiving rough grade approval will damage the grade (at your cost to repair) and cause delays to the approval process, which is already quite lengthy. 

  • Once rough grade has been completed, the rough grade certificate is requested from the surveyor. The rough grade certificate is then sent to the appropriate municipality, at which time it is approved or failed.  

    • When the rough grade certificate is approved, a copy of the rough grade municipality approval and surveyor approval will be sent to you.
    • Once you receive these rough grade documents, you are free to begin your final grading and fencing.
    • Please remember, as per the municipality’s requirements, final grading must be completed within one year of rough grade approval. 
    • If it has failed, it will be sent back to Cantiro Homes and the grading contractor to resolve the cause of the failure and resubmit for approval. 
  • A rough grade that has passed inspection can still pool water in certain areas. Your rough grade is the base for your topsoil and sod. Your finished landscaping will raise the grade and allow water to flow off your lot.

Final Grading

  • Once the rough grade approval has been received, final grading and landscaping can be completed. 

  • It is the homeowner’s responsibility to complete the final grading unless noted otherwise. 

  • To complete the final grading: 

    1. You must purchase and topsoil and have it spread evenly across your lot. The topsoil should not exceed depths of four inches and be six inches below all wood surfaces (or as required by the local lot grading bylaw). 
    2. Once topsoil is down, you must request the final grade certificate from a land surveyor (please note that there will be a fee for this service).  
    3. When you have received the final grade certificate, you must drop off or mail the original certificate to the municipality in order to receive an inspection of your property. 
    4. When the final grade certificate is approved, you may move forward with sod, trees, and shrubs. Please refer to your landscaping requirements in your subdivision before proceeding with any planting. 
    5. Once landscaping is complete, we ask that you please submit a copy of the final grade certificate and the municipality’s approval letter to lotgrading@cantiro.ca. We will then request a final architectural inspection from the developer to ensure that their guidelines were met.  
    6. Once approved, if a deposit was provided, a cheque request will be submitted, and you should receive your refund cheque in the mail within a few weeks. 

Landscaping

  • Landscaping timing is based on site conditions (existing frost in the ground, melting snow, rain, etc.) and your date of possession (Fall/Winter/Spring). We will contact you with more information when your timing is confirmed. 

  • If you have purchased landscaping through Cantiro, it will be scheduled once all concrete work, grading and municipal approvals are complete.

    After sod, trees, and shrubs are installed, Cantiro will request a Final Architectural Inspection from the community developer to ensure that their guidelines were met.

Exterior Painting/Touch-Ups

  • Exterior painting/touch-ups timing is based on site conditions (weather forecasts, external temperatures, etc.) and your date of possession (Fall/Winter/Spring). We will contact you with more information when your timing is confirmed. 

  • The painting on the outside of the house will start after the permanent stairs and skirting has been put in place. Our contractors will come round all the time to make sure all painting is done which could mean that they may leave your area for a brief period of time. Painting staff can arrive without announcing it in advance, and may require the use of a lift/suspended platform to safely access the upper parts of your home. We would like to point out that the surface of the deck boards and the pressure-treated rear railings will not be painted.
