    • The leaseback agreement typically lasts between 12 to 24 months, depending on the community and sales timelines. We will give you a lot of advance notice of when the show home will be ready for possession. The Area Sales Manager will be able to give you a more accurate timeline based on the home you are interested in.

    • At the end of the lease, you take full possession of the home. You can choose to move in, rent it out yourself, or sell the home. Many investors find that show homes appreciate in value due to premium upgrades and excellent maintenance during the lease period.

    • During the leaseback period, Cantiro covers the cost of utilities, home insurance, and routine maintenance. As the homeowner, you are responsible for property taxes.

    • We maintain the property to show-home standards, ensuring it remains in excellent condition. This includes professional cleaning, landscaping, and any necessary repairs. When the lease ends, you will receive a well-maintained home ready for occupancy or rental.

    • Most conventional mortgage options apply to show home purchases, but we recommend consulting with your lender to confirm financing details. Cantiro can also connect you with preferred lending partners familiar with the leaseback model. Note that since this is considered an investment property, the purchaser is required to put 20% down.

    • Since the property will continue to function as a show home, visits may be restricted to sales hours or self-tours by appointment. However, we will ensure you have full access at the end of the lease term.
